The Promenade is a new 6 story mixed-use building in Valley Stream, New York designed by Builtd in 2014 is currently under construction. It has approximately 70,000 sf of floor area consisting of residential rental units, interior parking and a commercial component, arranged in compact volumes on an approximately 20,000 sf plot. The project brings together 43 residential units in 5 floors and 2 floors of retail on North Central Avenue, creating much needed pedestrian traffic in a part of the Village where the peripheries of commercial and residential zones overlap. While each functional is expressed as a distinct volume, they come together in the playful massing of the building.
The building’s main entrance on Central Avenue is setback from the street line and the commercial portion is elevated, creating a distinct entrance for both uses and enhancing the experience of both tenants and passers-by. The building’s setback configuration along North Central Avenue and its well-lit, widened sidewalk, will add life to the streetscape and increase the safety, which is one of the cornerstones of a walkable neighborhood. The attended lobby of the project will put additional ‘eyes on the street’, further improving the safety of the pedestrians.This type of street/building interface, where an articulated streetwall combines multiple uses throughout different times of day, is a candidate to be a model for the future urban development in Valley Stream and other towns on Long Island.
The building’s volumes are arranged around the exterior recreation deck area, creating a public space that actually feels private to the building community. The rental units reflect current demand trends in the area, with a balanced mix of one and two bedroom apartments. The diversity in unit sizes will result in a diversity of a mix of young professionals, empty nesters and families, who seek affordable yet luxurious housing options with amenities and easy access to New York City. Amenities such as the tenant lounge and the large outdoor recreation deck and garden reinforce the community aspect of the project.
Large windows bring natural light to the wide building corridors leading to the apartments’ interiors which reflect an unexpected modest luxury due to their contemporary interior layout designs, first class finishes, double bathrooms, wide balconies and their extra large windows in every room. The building offers various sought- after amenities such as an exercise room, enclosed parking garage, tenant lounge, children’s play room, tenant business office, an attended lobby, Amazon Hub for deliveries, intercom system, mini storage units, and an elevated outdoor recreation deck open to all tenants.
